Our Architectural Services are offered as a comprehensive package or on a stage by stage basis from stage 1 (inception) to stage 6 (Project close out) as detailed below:
STAGE 1 - INCEPTION
- Establish the clients brief
- Determine site rights and constraints
- Determine client’s budgetary constraints
- Establish the project documentation and delivery programme
- Determine the consultant team
- Determine the most optimum method of contracting
STAGE 2 – CONCEPT & VIABILITY
- Prepare and initial sketch design and advise on the intended space provisions and planning relationships
- Determine proposed building materials and services
- Determine the technical and functional characteristics of the design
- Check the conformity of the concept with the rights to the use of land
- Review the anticipated costs of the project
- Review the works programme
STAGE 3 – DETAILED DESIGN
- Confirm the scope and complexity
- Review the design and consult with local and statutory authorities
- Incorporate and co-ordinate all services and the work of the consultant team
- Review the design, costing and programme with the consultant team
STAGE 4 – TENDER DOCUMENTATION & PROCUREMENT
- Prepare documentation sufficient for local authority submission
- Co-ordinate technical documentation with the consultant teams
- Prepare specifications for work
- Review the costing of the works
- Complete construction documentation and call for tenders
- Obtain offers for the execution of works
- Evaluate tenders and recommend award of the building contract
- Prepare the contract documentation and arrange for the signing of the building contract
STAGE 5 - CONSTRUCTION
- Handover site to the contractor
- Administer the building contract
- Issue construction documentation
- Initiate and check subcontract design and documentation as appropriate
- Inspect the works for conformity to the contract documentation
- Assist the client to obtain occupation certificates
- Issue practical and final completion certificates
STAGE 6 - CLOSE OUT
- Provide the client with as built drawings and relevant technical undertakings by the contractor and sub-contractors
- Facilitate close out
